I've already read Ken's posts which were rather informative, although not in the most direct way. I'm looking to hear from those currently doing these deals and to get the perspective of someone on the front lines who can give a layman's explanation of what works/doesn't work.

Are you currently doing these deals yourself?

I know there's a lot of threads on Dodd/Frank and Lonnie Deals, However I'd like to hear from anyone who currently does seller financing and what method they're deploying to be compliant. 

Ideally, I'd like hear from small investors currently doing these deals.

Hi Russ,

Thanks for sharing your experience with this issue and for the perspective on that statute. That's definitely an avenue worth exploring. I was starting to think that maybe this scenario falls under landlord /tenant regulations. I just wish the BMV would provide a link to the applicable statute.

One idea I had in mind to help out others in this situation would be the creation of a state list of regulations pertaining to this issue.

Does anyone know what the regulations/procedures are in Indiana for obtaining title to an abandoned mobile home that's in a park?

The BMV(their DMV) has an application for title to abandoned mobile homes on private land but it doesn't apply to abandoned units that are in a park/community. 

Any insight would be greatly appreciated.

I have a 1975 Marlette Singlewide that needs about $10,000 in repairs( ie. floors, mold remediation, various other issues). It's on its own lot( not in a park) with city water and sewer.

I'm leaning towards removing or demolishing the existing trailer and replacing it with a 1990 or newer singlewide . I'm thinking I can pick something like this for around $5k to $8k. I'm thinking transport fees would run about $2k. 

Are there any other potential hidden costs I should factor in for deciding between remodeling versus replacement?

Does anyone have a ball park guesstimate of what it would cost to have the current MH demolished and removed from the lot?
