I am a full time real estate agent transitioning to investment and flipping.  Currently sell 50 plus homes a year and have flipped half a dozen.  Looking for coach to help me source deals and systematize business to do 3 deals a month.  

I am also dabbling in development...

Open to ideas

I specialize in finding off market deals for buyers - the money is in the list back.  Would not send any deals to a buyer unless I got the list back.  For the right deal, there are a lot of buyers and have to do what is beat for my business.

If the going cap rate in an area is 6% for a multifamily property - what would a mobile home park trade at?

Hi,

I'm looking into this as well. Construction costs are about $125 a ft, bank will loan at 80/20 - with current cap rates, building is very lucrative. In my area, I figure I can build a 16 unit for $2.5m and sell for $4m - or hold onto it with a 29% ROI.
