Jon, thank you for your input. It is much appreciated.

Since I am new to flipping but not investing, even a 15% return on my cash (I would self fund this deal) seems good to me if I could sell within 4 months. There is currently one listing on the street. The house has 100 more sq. feet and is listed at $134k. I am fairly confident that I could sell for no less than $123k for a quick sale with the rehab plans that I have.

Thanks, yes, I think the margin is a bit thin as well. Any unexpected cost could make a significant impact on the return. AVR is based on comps, I was actually factoring in a 123k sales price, even played with a 120k sales price.

Hi,
I am getting back into real estate after a few years away. Looking at a property in a well established neighborhood. It's a short sale, I can pick it up for $73k, needs $20k of rehab, ARV is $125,000. I am coming up with a 19% ROI on my cash after all costs - rehab, commission, insurance, taxes, utilities, etc. It is not a huge amount so not sure what more experienced investors out there shoot for.

Also, does anyone know how I can lien this at closing so that I could refi after 3 months to cash out and turn this into a rental?
