I have a lot of experience with SDIRA. It is pretty straight forward. Let's say you find a property that you can purchase for $50k, needs 20k in repair and has an ARV of 100k.
Assuming the lender has $70,000 to lend, you can borrow this amount from her SDIRA. What I typically use to accomplish this is just two docs:
1) A deed of trust
2) A promissory note
These docs are drawn up by an attorney, signed and notarized. The terms you would have to work out between you and and the lender. Upon delivering these docs with whatever other paperwork the IRA custodian requires, they will wire the finds for closing.
The major wrinkle for you in this scenario (my understanding is): Your mom can't lend to you as it violates the self dealing rules established for SDIRA. There may be a way around it but be careful.

@David Cole Welcome to BP. I highly recommend finding a competent real estate attorney to prep your assignment contract for you.
