single fam is def better for flipping. Especially in these areas it's better to flip a single family than a townhome

Somerset, Plainfield, Bound Brook, Hillsborough, East Brunswick, Plainsboro, Carteret, Perth Amboy, and those areas

NJ is def a tough and competitive market. I say this all the time. The demand for property is high, but the supply is low. A lot of the guys dominating Real Estate are in HOT markets like Florida, North Carolina, Atlanta, Indianapolis, Pennsylvania, and etc. In Jersey it's tough, so it requires more effort to have a consistent business of deals. That's why many investors in Jersey are focused on new construction or building a portfolio because we know it's hard to find houses to flip or wholesale.

Yes, and it wasn't worth it all because we've paid it over a year now and still haven't done a deal with. I only use them for the proof of funds they offer

Hey man! Yeah I know I had a horrible experience with these guys too. I got a property under contract that was HUD and it was a solid deal too. The property was under contract with my LLC but because the deal didn't have " And Or Assigns" in the contract they wouldn't fund the deal. I noticed you're out in Jersey, look into ABL or Alpha Funding

I'm a history major man lol. I knew I would be doing Real Estate for a living, so I changed my major from business to history because I'm good at it . I don't plan on using the degree at all, it's just something to have.
