Some large companies pay rent years in advance. This isn't a real scenario though, just curious how that would work.

Thanks for the info, I didn't know if the Protecting Tenants act applied to commercial tenants or not.

What would happen if someone were to sign a 10 year lease for office space,
pay the 10 years rent up front and the office building was later foreclosed on?

Would they be entitled to stay for the remainder of there lease?

Would it be easier to get business credit by saying your in the construction business rather than real estate?

When you see apartment complexes for sale on loopnet and it has NOI listed, is this after all expenses except mortgage payment or is this including current owners mortgage payment(if they have one)?

if you hire a PM company to collect rents and manage the property, do they issue 1099 on the rents they collect for you?

how are hard money loans structured? are they amortized or interest only?

if you got a 3 year hard money loan would you pay interest monthly for 3 years and pay principal in balloon payment after 3 years?

1. If you make all your money from fliping but you hold each property for a year, do you only pay long term cap. gains tax?

2. If all your income is from rentals, what taxes do you pay and can you pay just once a year or do you have to pay quarterly estimated taxes?
