Thanks for responding. I'm located in Bowie and looking in the surrounding area. I've noticed that BRRRR in money heavy to do which is why I was considering hard money or private loans(building a network). The strategy seems the smartest than waiting every 5 years to save up a down payment. I need to talk to more investors and learn my area more but these are my initial thoughts.

@Derek Diamond

Thank you for responding. I'm currently reading David Greene's book but I just assumed the hard money never really considered I could use a conditional loan to BRRRR. Reading more post I'm seeing that I might want to consider saving a little more than 10K. Honestly the amount of money needed to do a Rehab I didn't think of another way to get besides hard money. Still in the researching stage.

Hello everyone, newbie here. I’m a 28 year old looking to get started in investing. I’m located in the MD area and interested in buy and holding. I’ve been researching the BURRR method and think that’s going to be my initial approach. For my first deal I’ll be looking into taking a hard money loan with 10,000 of my own cash. I have a reliable contractor I trust. Looking for and advise anyone is willing to give. I’d love if any investors in MD are will to talk. What’s the best way to find local meet ups?Thanks for taking the time to read and respond.
