Post: Reducing Environmental Stench in Rentals in Stinky Areas

I'm looking at a property that's quite close (almost across the street) to a local mushroom plant that produces significant smells. 

The property is on the edge of a very good area and is a double lot teardown with the zoning suitable for the development of two duplexes. The property has been sitting on the MLS for ages because of the stench that the mushroom plant makes.

I'm wondering if anyone has any suggestions on reducing the smell that would permeate through the property. I imagine that because it would be a newbuild, there would be an advantage for several different solutions here.

@Ashley Knodel What's the seasoning time for CIBC? How do you set up your financing to allow for an efficient BRRRR at CIBC?

@Nicolas Mitchell I am inexperienced myself, but my understanding is that many people use SCU. I've been told that it's important to let them know ahead of time of your intentions to refinance and, ideally, get it in writing.

Hey guys! I live in Canada where, due to privacy laws, it is much harder to find direct mail lists as it is in the U.S. Due to this I'm working with a partner who is running our marketing campaign. We are currently sending out yellow letters in select neighbourhoods. I think due to the blanket nature of the marketing scheme, we're getting a lot of cold leads without urgency or significant motivation asking for market price or over market price. Occasional lead is about 10% under market value, still far from what we want for targets, or occasional lead is motivated, but still asking for market or over market value.

What types of approaches is everyone taking for their cold leads? Are you just moving along and leaving them if they are cold? Doing a verbal low-ball offer and if they do not counter, then leaving? Are you following up with the cold leads after a period of time? What types of thresholds/criteria do you use before going in to look at a place?

WIC does require to have completed at least one deal, but they have occasional open to the public events.

I’m currently looking at a property that was previously used as a grow-op. From my understanding, one thing to be careful about is mould growing behind the drywall due to the humidity.

I have a few questions:

What extra risks should are associated with grow-ops?

What kinds of signs should I look for for mould behind drywall?

What’s the best way to remedy mould behind drywall?

I seem to have the problem of when I unzip the file, there is two folders:

1) "_MACOSX" Folder

         a) "No Money Down Audiobook" Folder -> "._.DS_Store"  file

          b) "._No Money Down Audiobook" File

2) "No Money Down Audiobook" Folder -> ".DS_Store" file

I can play the zip file with VLC, however I can't seem to find a way to get it playing in iTunes.

I have tried dragging the unzipped file and the zipped file into iTunes, changing the extension of the zip file to .mp3, changing the "._No Money Down Audiobook" file extension to .mp3. None of which have worked.
