Hi Joe,
Thanks for the answer. I was planning to use an FHA loan and leave the rest in reserves so part of it could go into rehabing. Are you thinking of cosmetic rehab or something more involved?
Replacing wiring doesn't seem cheap though hahahah

Thanks a lot for the response. I was looking into WPB as well but it seemed less developed than Hollywood in terms of good areas over there.
When you mention the ROI, would it be more as a STR or long term as well? The STR direction is mostly because I want to use it as my residence for part of the year but a Rent By room strategy would also work.
It would be awesome to attend the event when I am there. I will send you a request.

Hi Everyone,
I am looking to start investing in South East Florida. I have been doing some research on the markets along the coast line from West Palm Beach to Miami and what I see is that crime rates in the area are fairly high especially as you get closer to Miami so being an out of state investor I am bit concern due to lack of knowledge in the area.
Hollywood and Hallandale seem like a good combination of safety and affordability. I am looking for SFH on the 400k mark. It will be my residence during part of the year and STR for the rest.
Are there any investors in the area that could share their experiences investing there?
It would be great to connect with you guys and catch up.

Hi guys,
I hope you have having a great day. I was looking at multi-family properties in the area of Fort Lauderdale. The idea is to set it up as a STR but I want it to at least net cash flow as an LTR to hedge the risk.
For investors in the area, what are your thoughts on the zip code 33311? Any rough areas to avoid? Other interesting zip codes in a budget?

Hi guys,
I wanted to ask about your experience with Mortgage Lenders for the South Florida Area. It will be my first rental property/mortgage and I will be buying the property on my name (not an LLC). I started the pre-approval process with Guaranteed Rate (no call back yet, which kind of makes sense since it is Saturday..).
I did the Pre-Qualification Process over at Credit Karma which came out to about 600k loan amount.
Ideally, I am looking for lenders that won't do a hard credit pull. My credit is about 785 but since I am still checking around I would rather keeping the credit checks to a minimum.
