I know that driving around and putting out posts on craigslist will get you some results. However, I have seen that people are viewing 100+ properties a month. Where do you find them all? Am I missing some vital website here? I will have a bird dog working with me in a few days. How many of you guys use bird-dogs? HELP! I need to see more properties.

I have heard some people mention this. Do you actually go through the Realtor or do you contact the seller directly and work out terms that way. thanks.

Jessica, do you still use the MLS to find owners who have had their homes on the market for a significant period of time and negotiate that way? It would seem that if you found homes on the MLS listed with realtors, then went straight to the owner to make an offer to avoid commissions that you would not make many friends in the realty business.

I am interested in getting into real estate wholesaling and one major concern that I had was how do you compete with all of the foreclosures on the market right now to find a good wholesale? With all of the properties on the MLS that are already discounted, how do you make a property you are wholesaling compete with those?? Thanks Guys
