I'm trying to decide where to buy  Here is my search criteria:

I want a warm or mild climate
I want to eventually move there and live in one of the units

I want a balance of cash flow and appreciation (want 6% apprec or better)

Want monthly cash flow of 200-400 or more  

low cost of property  ( under $275,000)

first choice is a 4 plex, next choices - triplex or duplex or single family house if there is another building on the property where I can live, .   

property in fair to good condition (not a major BRRRR)

good long-term investment ( good location, area has positive economic present and future)

close to universities, a downtown, hospitals, bus stops,

I am currently looking in Augusta GA, Greensboro NC and Chattanooga TN.   Any other suggestions that fit my criteria?  Any pros/cons regarding the 3 cities I am currently searching?  Thanks!!!!!!!!!!!!!!!!!!

I live in the Pacific Northwest, I'm a bit priced out of the market, I'm attracted to buying a duplex or fourplex in some state in the Southwest or Southeast where I can better afford to buy, I would like to move there and live in one of the units, but it seems like an overwhelming project to decide where to buy it seems there are a lot of factors involved and it's difficult for me to come to a decision. I would appreciate any experienced real estate investor who can help me make a good choice. Thanks!!!!!
