I ended up getting my earnest money back, $3,000, because the square footage was way off. Im dissapointed because i liked the house, but my real estate agent really failed me by not explaining things to me and not even letting me know when to get an inspection. The buyer didnt communicate either, wouldnt even go down on price at all, getting an as is house is one thing but paying $300,000 for one is another, me and my family werent looking for a fixer upper here, lol

yeah might be able to get something if they advertised it as something it wasn't, and I'm referring to the square footage. 50 ft and either direction or even 100 ft is one thing but 500 ft is not an error or a mistake. It's intentionally misleading

on the flood zone, and probably anything else short of false advertising, and that's where your responsibility is a buyer comes in to know what you're buying. 

You could have also gone to the county auditor's office and found out the actual square footage, to be honest. But that square footage part is probably your best bet

I put an offer on a home without knowing it was " sold as is" until the last minute and my real estate agent pressured me to make a decision without explaining the consequences of no contingencies. Later i found out the home is 500+ square feet smaller than advertised and it was in an "A" flood zone as well. Am I entitled to get my $3,000 earnest money?
