Hi Everyone,

I am super excited to announce that our company is "this close" to closing our first deal (close date is 7/23) of two 4-plex properties. These forums and this community has been a huge inspiration to me as well as a wealth of knowledge. I would like to thank everyone that has helped me along the way in answering questions and contributing to other posts.

The next item on the agenda for us is setting up a software/ process for tenants to submit rents and any maintenance requests that they may have. I want to be able to automate and streamline as much as possible.

@Remington Lyman, I was looking for properties with good cash flow potential. Cap rate didn’t really enter my mind mainly because I was under the assumption that cap rate did not matter as much until you got into commercial properties. Is this correct?

Hello everyone,

Starting to look at some duplex fixer uppers (the uglier the better) in Columbus, OH. I am an out of state investor, planning on going to Columbus within the next 2 months. I wanted to get some feedback from people that live in Columbus, and/or are investing there currently as to the best areas to look at. Areas to stay away from?

@Tom S. Interesting, okay. Are all your properties under your name? If so, are you still able to get the tax advantages that you would from creating a corporation?
