Hello,

I am planning to convert my current, primary residence to a rental, within the next 6-8 months. The house is a 30 year-old, 4 bedroom and 2 bathroom single family property in Scottsdale, AZ. What improvements or options do you recommend I make or improve to maximize my monthly rents and ROI? Any advice or considerations are greatly appreciated.

Thank you for the responses.  I am buying the house with cash (the purchase price is lower since the property was gutted prior to acquisition) and to make all repairs with cash as well. However, once the remodel is complete, I would like to put a mortgage on the property. My plan is to hold the property mid- to long-term.

What is the typical waiting time before remodeling a house and when a mortgage can be placed on the property? I recently acquired a gutted house with cash and am looking to remodel the house before putting a mortgage on the property and then renting out the property. The property is located in New Orleans, LA.

Any help / advice is greatly appreciated.
