You might want to re-examine your relationship with the realtor and/or renegotiate the contract to be more clear. You snub him/her out of the commission he/she thinks is owed, then the relationship will be strained or unworkable. Do that to one too many agents and you may find you'll need to get your own RE license to get any transactions done off the MLS.

In a nutshell, you don't NEED a RE license to be successful, but there are benefits to having one. It's up to you to weigh the pros and cons and determine which course of action is in your best interest.

@Stephen Nicholson If I understand the podcasts where he preaches the agent aspect, it's because they have access to cash buyers, sometimes even multiple buyers in the area, cutting your work searching for them (cash buyers) down a little.

Watch out for spelling errors and legibility. You're missing an 'i' in Progression, and the majority of the letters are so thin they're hard to make out, especially from a distance.
