How do I find tax delinquent property? I have tried agentpro247 and listsource and only received a call from tire kickers. Is there any unique way to find these type of properties? Do realtors have list for these properties?

Hello everyone,

I have a list of vacant properties but I am having hard time locating the homeowners. I have tried cook county tax assessor website and they don't provide the mailing address for vacant properties. I have called them to ask if they can provide me with the mailing address in return they said "We only have the information that you can read online on our tax assessor website". How else can I locate track the vacant property homeowner. By the way I live in Illinois (cook county). Thanks all!

I'm really confused about the wholesaling law in illinois. I just can't find a good answer. I'm planning on wholesaling a property and I just can't figure out what separates me from a broker? What would make a wholesale deal illegal? Where do I get purchase and sales and asignment contract? After getting a property under contract can I advertise that property on craigslist, zillow, backpacks etc.?

Hello Everyone,

I'm currently reside in Chicago, Illinois. I am currently researching on how to wholesale a property in a legal way. I'm planning on wholesaling houses whether it be a foreclosure property, pre-foreclosure property, tax lien property, or less equity property where the mortgage is still due, or just an abandoned property. There were some articles where it said wholesalers would have to be very careful because they may impersonate a real estate broker and could be fined for that. I would like to know what separates wholesalers from broker? Would I need an attorney to close a deal? Where do I being if the property is foreclosed, pre-foreclosed, has tax lien, or has less equity in the house? Can someone please explain me the procedure step by step that would be helpful. I'm kind of dreading because I may have read so many different things that I'm kind of confused on how to approach my first deal. Do need any license? Thanks!
