It is different depending on how much cash I put in but my SFR cash flow is between $250-$990 per property. Going to try and get around $400-$500 (20%-30% CoC)for the new ones. I already make more in rentals than my W2 so probably going to use some proceeds to deleverage and get in a really good position going forward. 

 Dang in my market most duplex are looking at a negative cash flow. If I’m luckily and low ball I could get $100-$200/month. Any advice to find better deals or get high cash flow?

 I'm analyzing deals every day just to practice analyzing and finding cash flow in my area looks promising. Now Im analyzing off of Zillow listings (again for practice) so when I have my realtor start looking for deals I predict some decent cash flow for sure. Not as great as I saw 2 years ago when I got my first property, but still good enough to make this all worth it. 


What cash flow values per month are you hoping for? $100/month?

Been awhile since I have posted on these forums but I am excited for 2023 and this is a great thread to jump back in to the conversations.  I do believe it is important to write down goals as you will be more likely to achieve when there is something representing that accountability.

My 2023 goal is to successfully complete my first outside investment capital raise.  My real estate investment company has been growing organically over the last ten years and now I would like to finally be able to put some money to work for friends and family.

It starts with making sure the company structure is setup correctly.  Today, my business partner and I will be meeting with another attorney to get feedback and timelines of what we need in place.  I suspect the hardest part of all of this will be actually finding a good deal once all the groundwork is done.

I look forward to checking back in on this post at the end of 2023!


 100% agree that telling someone/writing it down helps hold you accountable

Thanks man! My book is a story of my journey while teaching how to buy mobile homes. I got fancy with the title and called it HOW TO BUY MOBILE HOMES lol Writing a book was always on my crazy goal list because I was not the brightest kid in school and I like to do what people don't think I'd ever do. I didn't realize how much I'd love the process and the outcome of my book. It's helped so many people and inspired people in and out of REI.
Write one one day.  About you, about what you're passionate about, and write it to help others like yourself.  :)


 I love to hear that! I bet it’s such a rewarding process. I’ll definitely achieve it just waiting for the right topic I’m most passionate about

This is a great topic, 2021/2022 were incredible years of growth for us. I've been MIA on BP for a while and this is a great way for me to try to get back on here. Between 2021/2022 we went from 5 duplexes and a few SFR's to owning 6 apartment complexes and having 73 units total.

Goal 1) to close a contract we have on a 24-unit, bringing us to 97 units.

Goal 2) to get under contract and close on a few other smaller MFR's and push us over 150 units.

Goal 3) take more time off my digital devices and focus more on family time. This has been something that’s been haunting me and is the most important to me. I’ve already started this one.


 Glad I could rope you back into BP ;)

@David Lund That's what I did on my first purchase. It's now a renovated long term rental. If you buy it cheap it's a great idea. You'll live in a construction site for a few months but it's worth it when your young. I'd do it again if my wife would let me! 

 @Jaron Walling What's the best way of knowning/calculating whether the renovations made will produce a positive cash flow after moving out?
