Make sure you do your homework for Miami...I have invested there. Few buildings offer short-term rentals (OK in their CC&R). Avoid Miami Beach...lots of supply and "Las Vegas" crowd that could damage your unit. Make sure you include HOA and resort fee (can be daily) which you will have to pay even if it's a guest (not you) who uses it. Many of my Airbnb investment students bought units there and are doing great.

@Kashif Riaz Most Airbnb hosts first think they need to go for a property management company to manage their listing right? Wrong. Or at least, I don't recommend it. Property management take on average 20% of your revenue (sometimes 40%). The revenue you generate based on a pricing strategy you drive belongs in your pocket! You should target a flat fee "cleaning team" instead. I have done this hundredth of time for my students and myself and it would definitely save you a lot of money while providing a quality service.

@Alon Maoz Definitely don't do it in San Francisco. For an investment property, it's key that you choose one that you can rent 365 days a year, not just 90 days. I invested in several good properties around San Francisco, that are "Airbnb friendly".

I always recommend my Airbnb investment properties students to select the right location based on rules that belong to the hospitality business. In addition, it's key to use financial analysis that belong to short-term rentals (not traditional real estate). The numbers used for such calculator are more accurate as Airbnb has a lot of data points to provide!
