My wife and I have both found our passion for STR. Wondering if anyone on here is investing in this market and what they have to say about it. There seem to be some decent deals on the MLS in the area. What kind of tools do you use for automation? Are there any recommended cleaners? How do you find a good handyman? Are there any STR restrictions I should be aware of (so far in my research I haven't found any. I will be investing from out of state so I want to make self managing as efficient as possible. The market to me seems promising but I figured i could get some other opinions as well as some tips. Ive tried searching the forums but haven't found much. Thanks!

I just recently got a 5 unit building under contract. It has 4 residential units and one commercial. Total square foot of about 7000. It is located downtown in my city on the mains trip toward downtown. My main question is how do I select a business to advertise toward? I'm assuming il have to be some kind of retail business. I'm open to starting g my own business in the space but thatcalso makes me nervous as I've only ever worked in fast food and healthcare. Any tips on who or what I should be targeting for my commercial space? I think I'd prefer somewhere thst needs customers to be present there. Thanks!

I'll try to make this simple as it can probably get a little confusing from typing. I have an LLC with a partner and we are investing in properties under this LLC. We have a few friends and family members who would like to invest in real estate through our company. What would be the best way to structure all of this? Most of these private investors would like to have monthly cashfkow rather than a big payout. Is there anyway these private investors csn have some kind of ownership of properties but it still be managed and dictated by our LLC? My partner and I plan on talking to an accountant as well as a lawyer about this. Thanks in advance for your reccomendations!

@Chris Reyes time with my family. Right now I work 48 hours a week nights at a job I hate. I feel like I'm missing out on my kids growing up. My wife appears overwhelmed. I just can't live this life anymore let alone 30 more years.

@Misael Carlos Vera I've personally preferred going the commercial loans route. They make it much more convenient to aquire money for the property AND the rehab AND if you find the right bank they don't make you season the loans to refinance them.

@Whitney Hutten no I do not plan on using my heloc to purchase this property. I have cash to put down and then I would like to put some forced equity into the new property and open up a heloc. Thus having two heloc accounts with more access to cheap capital for other deals. Also. New development. I think I would be able to convert my current residence into a 4 bedroom. In that case I could definitely cashflow positive.
