Hello bigger pockets family. I currently have about a thousand homes that may have motivated sellers but am having trouble getting in contact with them. I use the free website fast people search, and a paid for program instantcheckmate.com.

I get phone numbers but many of them are old and out of service. For every lead I have to sift through about 6 different numbers and it ends up being a guessing game and waste a lot of time. Instant check is good because it gives a lot of information on the person and their family but the most important thing for me is the phone number.

What are the best skiptracing programs out there for accurate up to date phone numbers???

I am having trouble finding accurate numbers for my preforclosure list.

I use free online tools such as truepeoplesearch and fastpeoplesearch; What is the best way free or priced to get accurate recent in service numbers for these potentially motivated seller?

Is it best if know the homeowners are in preforclosure to mention it to them while on phone or in person or to draw that information out if them and go with a regular introduction?

Also do you recommend first going to sellers homes directly if possible or calling them to set up appointment?

I live in nyc and I am a new investor/wholesaler with not much capital.

My question is how do I answer sellers when they ask me information on my business, llc, website, history, etc when I have none of those mentioned?

I dont want to come off as a rookie that is not legit. I intend on telling sellers that I do have a team and it is possible that I may assign the contract we make to another investor.

I have an attorney I will be using and a few potential cash buyers, but no reputable buisness to refer them to.
