Thanks Steve - I had the cash and a cash purchase (and expedited settlement) managed to get me a good price.
How do most investors manage this? From what I hear, most investors use LLCs; does this mean that they're all using non-traditional financing?

Are there any issues that I should be aware of if I purchase a property with a full-cash purchase into an LLC, with the aim that I will refinance it later? Will the mortgage issuer for a single family property lend when an LLC is the owner, or are there any other issues that I should be aware of?

I was wondering if anyone had any recommendations for a good property manager in Jacksonville? Someone attentive and responsive, who doesn't cost the earth and who's cost structure creates an alignment between their interests and mine?
Perfect - thanks!
I suspect that this will set off a fire-storm of disagreement, but I'm interested in what books people have found the most useful when starting out in real estate investing? I'm new to this gig, and have been reading articles, watching YouTube videos, and listening to podcasts. Whilst these have been fascinating, I'm looking for books so that I can go into that next layer of detail.
I don't mind if you recommend a book that covers all facets of real estate investing, or even something quite specific (what's the best book about tax for real estate investing, deal analysis, legal structuring, etc, etc). I don't mind if its more on the "motivational" side or technical. Anything you've got!
