@Matt Lutey Some loans are based on primary residence, and have terms built asking not to rent for 1 year,for example FHA. But as a vacation home there shouldnt be any issue of renting it out.

@Matt Wells A good example for rate and term would be you own a multifamily complex worth 2 million, and you have a 1 million dollar loan for 12 months at 12% interest. You can refinance rate and term, converting to a 30 year at 4.5%. You could also do a cash out option using the equity, lets say 1.5million loan, converting existing 1million mortgage to a 30 year and getting $500,000 cash in hand for the next investment, with rates generally a little higher for cash out.

@Leonid Lednev Does that include taxes and insurance escrowed in? Ask to see a break down of whats being charged, you may be getting a rate buy down, and may be worth it.

@Matthew Evers I work with multiple lenders that can do Interest Only loans for multifamily and help into permanent. It sounds like you have a good plan and exit strategy for the loan, not sure about "Fannie Mac" interest only loans but can help with some commercial lenders that can.
