That sucks. I own properties in Ky and have one policy that covers 7 homes and is discounted. It is hard to believe big companies don't have fewer policies and don't get discounts

I have been told I can't get one home owners policy to cover multiple properties in Florida. Is that true? 

I want to get away from high HOA in Orlando and buy from Tampa area down to Cape Coral. We live in Venice. Right now it looks like I could buy old over priced small units or a new duplex and get the same return on both. One person advised me to buy smaller units . Not sure which way to go. I am hoping this post will find someone in this geographic area who has some real experience to share. Thank you

Wow Tim. I can only echo everyone else about your writing style and humor. We are moving to Florida next May and my plan was to do a BRRR the first chance I got. Then, I talked to a lot , ok, about 2 investors who told me to wait.. They said you couldn't make any money in this market without a lot of risk and backbreaking effort. So glad to see you are having such a smooth risk free adventure. I am totally super excited to breeze through the same learning experiences for myself. Seriously though, I will be following with great interest. Loads of respect for willingness and bravery to take on the challenges. I have to say though, I would rather go a few rounds with a cage fighter than do drywall.

Thanks to everyone who has responded. I appreciate it very much and should have said so before now. At this point I am thinking we will hold our properties in Ky and go ahead and move to FL early next year. That way I can continue to network and learn the market before making any changes.  Bigger Pockets is a lot of help ! James Wilcox , Brandon Reed, Dave Foster, Tom Gustafson

I may be able land a Rehab deal and need contacts with realtors and contractors in Warren co. Ohio.. Does anyone have contacts in the area ?

A couple of years ago we bought a townhome in Laurette Park. I am starting to think a recession is coming. What will happen to all of those unsold townhomes in Laurette park?  Should i sell mine now? I really don't want to hold it 5 to 8 more years.

I have only done one 1031 exchange. We have 7 SFH in Ky leased to tenants and want to move our investments to Fl. The homes are free and clear. I just stumbled onto this site and want to start learning how to do the obvious, investment the money wisely in income producing rentals and avoid taxes. I can find several local investors who will likely buy my assets in Ky. Is it likely they will let the purchase escrow sit to give me more time to locate 1031 properties in Fl. Should I buy multifamily properties or single family homes. I am 57 and don't really want much risk or hassles and am willing to sacrifice greater returns. We also have owned a property in Orlando for 2 years that is appreciating well but the cash flow is not great.
