@Tyler Mutch

That's a great idea! I'm getting an LLC set up now, so I'll have to look into that option.

I really wish I could raise that much capital. The homes are in the 250k to 300k range, I'm based in San Diego. I can get enough for the 20% down, but not much more. Hopefully with a couple more investments and spreading the word I'll be able to get some cash offers and follow the process you outlined. Thanks so much  for the response!

@Charles Carillo
Thanks for the reply! The properties are mostly 6/10 on condition. Needs a bit of renovation, but not anything crazy, probably hold for 4-5 years depending on the market and short term renting them is the plan. Looking around more, it looks like a commercial loan is probably my option, but I'm going to start contacting smaller banks in the area and see what they've got.

Hi Everyone,

I've got a couple properties and have run out of capital. Fortunately, I have some friends and family that have seen my success and would like to invest. I can pull 20% down from investors, but, I understand that traditional loans don't allow investors, only family gifts.

Does anyone have any recommendations on what avenues to look down for financing when the 20% down is provided by investors?

Thanks!

David
