I'm almost one month out from having my first property renting and cash flowing in the positive. Super excited about that. Once that's all said and done, I want to get the ball rolling on looking for my next property. I don't really understand how to go about securing bank financing while I have an existing mortgage already. Is it as simple as looking for another house; finding it, then heading back to the banks for another loan? Can't be right! If anyone can add a little insight plz feel free.

Yes, that is what I'm looking for.  Also I have a sole proprietorship with a business line of credit. I need help understanding what exactly tax deductible means in regards to receiving a refund the following year e.g. does writing off $500 worth of transactions add $500 to my refund? Also I sense that I am entering into a new realm of tax filing, now that I have a property in my name and will soon be collecting capital gains. My existing "tax guy" who's been preparing my taxes for years, probably isn't going to be the best tax preparer moving forward seeing as how now I'm not just bringing him my normal W-2 statements.
