Hello Everyone,

I am relatively new to BP, perusing the forums for the last couple of weeks.  I am based in Palm Beach County, FL and looking to invest in my first rental property in the next few months.  I am married with two sons (4 and 2) and have an appreciation for the financial freedom that real estate investing has provided for so many others.  Every BP podcast I listen to, the answer in the "Famous Four" questioning about other hobbies is almost always spending time with kids, if they have any.

Full time I run a franchise company in West Palm Beach.  If anybody has questions about franchising, or franchise investing, feel free to send me a message.  With my limited RE experience, it is my best way to give back to this great community.

I am currently in the process of refinancing my home to pull out equity and purchase multiple rental properties (duplex to quadplex) and compound the earnings into more properties.  The knowledge I get with every day on BP is more knowledge that I hope to reciprocate with others down the road.

Currently planning to go to the REIA meeting in Boynton on Wednesday. Let me know if you will be there!

My only curiosity would be the definition of "South Florida".  The point of foreign money impact had a lot to do with the prices in the Miami-Dade County area and some in Broward.  I don't think that Palm Beach County was impacted as much by foreign money although we did have strong growth in values over the last few years. 

If we go into another downturn (keeping a close eye on the interest rate decisions over the next few months), the values are sure to decline because of our reliance on tourism and outside investment, national and foreign.
