Im in El Paso. Very stable market. Still affordable. And growing., prices are still low enough for acquisitions and rent rates are climbing.

Interesting and possible. However the property is also  condemned and filled with liens. Boarded up. Fenced off with no access. Research  shows the previous owner had a chance to dispute and did not. Also tax delinquent.

I came across a property that is owned by a sheriff's department in a different county. The property does not come up in the auction. Has anyone dealt with the purchase of a property outside of the sheriff auction? What tips can anyone give me on how to navigate this acquisition? Very much appreciated. This is in Texas.
