Unless you are OK with the possibility of having to close on the property yourself and take ownership of it, be careful about just jumping in and making an offer. If you haven't wholesaled before, you don't have a network of cash buyers that are ready and willing to buy your contract. First, make sure you understand the fundamentals of the deal. What is the ARV? Have you checked comps? What's the market like? Etc. What are the repairs for your potential buyer? Will you be able to effectively communicate this to the buyer of your contract?

Next, you need an attorney, preferably one that has dealt with wholesale deals before. If not, at least one that is well versed in real estate and offers. The attorney will help you structure your offer and take care of the assignment to your purchaser.
