 If I have a house under contract, does that mean I have to buy? if not, why put a house under contract to bring in a contractor to quote me a repair cost?

I’m trying to feel my way around the concept of wholesaling, I’ve talked to one real estate agent and was told that I shouldn’t wholesale because of the legal tightrope I’ll be walking on. Also, has any wholesalers done a contract with an real estate agent before?
