I am considering purchasing, but as I have not done any deals yet I would like the opinions of more experienced investors before proceeding

for $53k with 7k down that would leave a balance of 46k that would be OWNER FINANCED to you @ 10.5% for 240 months

@Steve Babiak i mean as far as mortagagors the house was owned free and clear for years by the original owners then it was passed down to their daugter without their names being taken off the deed. She paid only utilities, insurance and taxes until her death but before she passed away her neice also a decendent of the first ownehrs convinced everyone that she wantdd ro preserve the props for the family, but when searching for the prop online it is listed under her an her son name as current owners. Somehow there was a clause or somethjng that made the props heir property. No one could claim ownership in the deed witout permissuon from all living heirs of the original owners. Is this situation like a trust?

@Cherilyn Morgan i dont think the co-owner has any interest in the props because his mother, the owner put his name down with hers when she convinced the rest of the heirs of the original owners to either waive thier rights to the heir props or vote to appoint her as caretaker of the estate which included land in georgia.

also @Paulette Midgette could u explain how a mortgage could be put on the props and who would be the mortgagor? I kno the spelling is horible but my phone does whatit wants

thank you @Rafael Floresta and @Paulette Midgette, but if the property is not in sherriffs sale yet, how do i research encumberances Such as liens on the 2 properties without alerting the sherriffs office or the owners?

hi everyone, 

2 side by side properties that were owned free and clear by now deceased owners is acquired by a relative for $1, that relative (now owner) after close to 3 years is behind about $3500 in state taxes. 

does the state foreclose on the properties?

How far behind so the payments have to be before they do?

The owner added their college aged son as co-owner, how does it affect him if the properties are foreclosed?

What is the best option for structuring an offer and/or purchasing these properties?

Would 2 side by side properties with the same owner qualify for fha and/or 203k loans if purchased with intent of doing demo on the smaller, blighted property and rehabbing the larger house into a quadplex?

i have considered it and talked with her about it but she is unwilling  because she has a FIRM belief that money, business and family dont and shouldnt mix. That said she turned down an oppty a few years ago to rent a 3br house from her/my cousin who is a contractor for $750/m between us. The place is in sw philly he was including reno and willing to finish the basment for a rent increase to $850/m. Had i known about househacking and lease options at the time i would have discussed further with him because he really wanted to sell but was willing to rent to help us out. Also after having had to do a short sale on her house and since she has been on a fixed disability income she has a support/careful mentality towards me "doing real estate" but not willing or able to contribute financially
