Welcome Eric, I just graduated from Cal Poly and am looking to get into this business. I'm looking forward to hearing about some experiences on the Central Coast. Take it easy!

Thank you for the advice Brandon Turner and Will Barnard. Looks like the only thing left is to go for it. Even if I never complete a deal I will gain some experience while I save some money for rehabbing.

As somebody who is looking into ways to get into the real estate industry I have been trying to read every forum I can find here on BP. I have developed an interest in wholesaling for a couple reasons:

1. In relation to other types of REI, I do not need a large amount of funds to get started.
2. It is something I can do along with my full time job (Project Engineer for a General Contractor in the Bay Area).
3. It provides a way for me to get into the industry, and potentially lead to other types of REI (my long term goal).

After scouring BP to get all the information I can, I know that it is not as easy as the gurus make it sound. I expect a lot of work will be required, and even then the odds are against me.

I also have read that "Wholesalers" may not have the best name around the industry and a lot of investors do not like to work with them. Which opens up another discussion about the ethical side of it. But when I try to market an accurately represented deal (AFV and Rehab costs(using my construction experience)), do investors tend to look at the deal or just assume something is wrong becuase I would be calling myself a "Wholesaler?"

I have the steady income and the resources to get started on this and work at it for an extended period of time, but I would like to hear from some experienced fix/flip & buy/hold investors about wholesaling.

Thanks.

Thank you Brandon Turner, I am excited to work at it. I understand it is not going to be easy to find the deals. I am willing to put in the "sweat equity." It is the potential for good return with not much risk that has brought me to look into it.

Glad to hear from you Michael Galloway. This site has so much information, but I have not seen much coming from this part of the country. I look forward to speaking with you later.

Brandon Foken, I have just started looking into this and glad to hear there are other people doing this in the Bay Area. I plan to send out my first set of letters in the South Bay within a month.

Good luck.

[b]Hello Everyone,

I just joined BP and have been looking around the site trying to get as much information as I can.

I am 25 years old and a recent college graduate currently working for a general contractor. I have always had an interest in real estate, and am looking into ways to start investing.

My long term goal is to own and rent both single and multi family homes, but since prices are so high here in the Bay Area it is hard for me to raise the money for a down payment just by earning my weekly paychecks.

I have been looking into wholesaling as a potential opportunity to make some investment capital on the side that would eventually get me into the the fix and flip and/or buy and hold markets. I have a friend/colleague that is looking into the same thing in Southern California, and if we are successful in this, will lead into a partnership making various buy & hold real estate investments.

I have been listening to Sean Terry's podcasts trying to understand how to do this, but I am wondering if anyone has been/is familiar with wholesaling in the Bay Area? I am planning to start marketing for motivated sellers in the South Bay (So. San Jose, Morgan Hill, Gilroy Area). If anyone has any experience or advice for me getting started it would be greatly appreciated.

Dave
