If you have significant funds tied up in mutual funds you could look into getting a line of credit with your stocks used as collateral. Then you won't have to pay taxes like you would if you simply sold off your stocks. Not sure if this works for your situation but you can usually get these lines of credit for just over the prime rate.

If you are looking to invest in more rentals, I would certainly use the equity you have. What is your current interest rate on your primary? Compare that to current rates when deciding if you want to refinance. Otherwise it will be easier to get a line of credit on your primary versus your free and clear rentals.

I agree with Russ. I think your projected rents are not realistic for that neighborhood

Hopefully the alarm system acts as a deterrent. But that's definitely a rough area. If you get good tenants it can be a cash cow. Only problem with selling is that your potential buyers will almost exclusively be cash buying landlords looking to buy at a discount. 

Where is the property located more specifically?  Cross streets?  Is the house vacant?  

I wouldn't sell solely because the house was broken into but you need to make a decision if you want to invest in those types of areas.

I would do the same thing you did. If they don't allow access after an accepted offer I'm guessing they aren't really that motivated to sell.

Those are the most insane prices I've ever seen. $21,000 to gut a bathroom??? Grab a sledgehammer, saw, and a pry bar and do it yourself.

Caroline Barnett I am sure this is covered in your lease with the tenant. If she fails to comply, I would follow your state laws and proceed with eviction. And either add on the energy you are currently paying for onto next month's rent or deduct from her security deposit. Again check your local laws.

The market for B/C 2-4 unit properties in Mequon and Oconomowoc is non existent.
