Hi Larry

He is charging $116k per building a package deal. Commercial buildings of it types are going for 99k-299k. Just in two blocks buildings two buildings or being sold one for $99k and the other $158k.

I'll have all my cash back in 2.8yrs

Hello BP family

I found three buildings it has 7 units 5 commercial 2 residential it gross $5200 a month he pay $800 in insurance, $250 in taxes no expense number. The owner is asking 350k he will owner finance I give him 50k down he will finance 300k for 25yr @ 10% a balloon in 10yrs. It is fully occupied. The building in a 2 block radius is going for 99k to 158k. High traffic area three tenants been there for over 3yrs. They pay all utilities. They divide water bill per building.

What you think Bp family. What I'm I missing.

I'm going to do a walk through Sat with a contractor to make sure the buildings are structurally sound.

hello Greg

I looking for a 8 - 12 apartment unit how do I find that apartment unit  with the code violation  or how do I get  the owners contact information. I talk to few realtor to put me on there email list I have not received an email for them in the area I'm in now.

Forgive me but I'm not sure what drive for dollars is......

You can find properties by driving for dollars, mailing owners, getting lists of code violation, evictions, property management companies, networking, etc but the most effective method is cold calling the owners directly.

I'm a new investor trying to buy multi- family units in the Maryland, DC area. I have some savings not enough, a credit score around 740. I found a lender that will laon as much money needed as long we have 20% of the purchase price. I have rehabbed a few properties lost money on last rehab. I dont know where or how to find that deal.

Hello Bryant

I found this house I can purchase for 40k it needs 20k to rehab, I am looking at 65k when the purchase and rehab is completed. The house should appraise around 100k

I have 23k in a unsecured loan, 13k in cash, and 47k in credit cards.

I thinking about buying and rehabbing this house with the unsecured loan, personal cash, and the credit cards.

What is your suggesting on getting the money back that i invest in on the purchase and rehab, being my debt to income would be to high to refinance
