I think that there is a lot of opportunities in these areas assuming that the surrounding area is decent. I am not risky enough to do it yet but there is an area in my market that I have been keeping my eye on. The properties are cheaper and can provide good returns in my opinion but the risk is higher.

Look at the MTR numbers on furnished finder. In my market, it was worth it to try it out as a MTR. The profits should be significantly higher - mine is rented @ 160% of market value and has stayed occupied about 95% of the time.

I am not too sure exactly what you want your ratio to be between appreciation and cash flow, but Temple, Tx is a great market in my opinion. I feel there is a balance between appreciation and cash flow and the entry point is low compared to most markets. Sorry I see you are looking at MN lol If you dont find a good market, Out of state investing is always an option!

Like for an accent wall or on all the walls? I think it would look weird if it were on all of the walls. My friend did this to his house for an accent wall and it looked good.

Prior to putting it on the MLS, I would advertise it as an off market opportunity at a slight discount on all of the local investor FB pages

I used Real Estate Express I think. When I did research on it ( when I was finishing the course) Their pass rate wasnt great. The test is really easy. I would say just go through any course as the actual knowledge you get from the RE class doesnt really relay into being a real estate agent.

I always just put mine on Furnished Finder, FB, and Zillow. Furnished Finder seems to get me the most hits from traveling nurses.

 I dont do a minimum stay currently, the shortest so far has been 4 months. Often times, their contract gets extended and they stay longer than initially expected. When a tenant is moving out, I typically have a few people waiting to lease the place and I give preference to the person who is going to stay the longest.

I feel like the zillow applications arent as good as the ones that I get from mysmartmove. I have had multiple applications where the tenants input their landlord information and it was their friend. I do like having everything in one app though.

There are a lot of resources out there to determine renovation costs. In my opinion, the most accurate way is to have your contractor bid a few properties, then get a feel for the numbers. That is how I do it and I have always been within 5% of his costs without having to call him everytime I want to walk a deal.
