It does not say there is a penalty.  They did give a solid 30 day notice. But yes they paid rent on time, but complained about little things.  Aslong as their rent is paid up, I'm not certain, but I doubt if California will alow me to take those 15 days as rent from their deposit.  

I have a California rental. In their contract, the tenants have 45 days to give notice, which they have signed for the past 4 years, with annual renewals and increases. They are all caught up in rent, but just gave a 30 day notice they are vacating. Are there any repercussions for them? 

I'm in the same situation. Did the 1031 last year into a DST and my tax guy is not comfortable with the DST, so he's complaining, mostly cuz it means more work for him. Will share if I find someone in the Bay Area

I have a free and clear, rented property I intend to keep for now, but want to get a loan to pay off another property's loan to 1031 it with no mortgage balance. Is the DSCR loan possible in this situation assuming the property qualifies? Just getting started on this, and exploring loan options on the free and clear property.
