Tom,
How in the world did you find a 30 yr loan at 4% for only 10% down? My experience has been 20% minimum and some want 25% or more for investment props. More doors owned and investing experience get better rates?

Hi Andrew,
I'm still working a full-time W2, investing part-time. Making many connections and learned alot in the course though some of the mindset material in the first two weeks I could have done without. Haven't closed a deal yet, but will be focusing more on investing soon. I think the course is legit. Knowledge and mentoring aren't cheap, invest in yourself and go for it!

Sort of a catch 22, lenders want to know about the property they're going to lend on. So you have to have the property lined up first, analyzed, etc before going to lender. That's been my experience in the NC market.
