I am considering trying to find deals at Auctions.  However, I’m not sure that I understand how people are able to finance those deals.  Will hard money lenders extend you the credit needed to finance an auction property or do you legit have to have all of the funds available at the time of purchase >

I'm looking for a General Contractor but I am not sure who to trust in my area. There are renovation specialists, general construction companies, individual contractors, ect. As a newer investor looking for my first BRRR deal. How do you go about finding a Contractor who is a good fit that you can trust in todays environment?

That’s good advice. How do I go about finding house flippers? I’m sure there are many on the Bigger Pockets forums but I’m looking for someone in the Northern Va area.

I am getting into BRRRR investing and I do not have a large background in construction. I would like to educate myself as much as possible so that I will know what to expect from a contractor when I'm doing a rehab of a property. I want to know the best way to educate myself more in this space. I need to learn about how much building materials cost and also how to structure contracts so that I don't get taken advantage of during the process. I have a full time job so I don't have the opportunity to be an apprentice or anything like that. Can anyone recall how they accumulated the knowledge, skills, and abilities to learn how to properly manage a rehab and not get taken advantage of?

I’m interested to find out the process of how new investors find great lenders who are willing to do financing and cash out refinancing on rental properties. Many regular “big banks” are very hesitant to do it. Being new to the game, I don’t necessarily have many human resources in the lending department. I’m curious as to why that’s the case and what’s the next step after turning away from the PNC’s of the world and such.

I have a financing question concerning BRRR. Can you buy a house using all cash and THEN go to the bank and get a mortgage to complete the BRRR? Or do you need to finance a house upfront in order to be able to refinance the house later for BRRR?
