I have a potential property I want to put under contract with a real estate agent I recently met, the property is being sold by the owner no banks involved. She tells me I need proof of funds letter. I do not have the funds because I planned on wholesaling property what do you guys suggest I do?

quick question guys, new to this process. But if and win I get a property under contract can I assign the contract before the closing date? From what I am reading online and in some books I have, it looks like I have to assign contract day of. Once I assign the contract do I have to be present day of closing? Can someone clear this up for me.

Everyone,

I just moved to the triangle in NC, I have read a lot of books on real estate and went to some seminars and I really want to get my feet wet in investing (i.e flipping houses, wholesale) but I do not have any money and my credit score is decent. I am just trying to figure out an entry point. Any suggestions? 

@Tony Stephenson yeah me as well, just moved to the area looking to get my feet wet in real estate, looking to do this full time.
