Is it more beneficial when filling taxes to have a rental as a primary residence (house hack) or solely as a rental property, along with a   W-2 job? Or is that something that depends on a persons specific situation?

 far as getting a lease written if you become a pro member here on BP you will have access lease agreements for each state.

Not sure how it would work in UT but I live and rent in Milwaukee,WI and I have a section 8 tenant. my cities housing authority web site walks through the process. They even have referrals they'll give landlords looking for section 8 tenants/ a list of rent assistance families listed with the city that you can screen and pick and choose from. Although I knew the tenant I was going to rent to on rent assistance already so we skipped that part. I submitted a rent request and then they approve or deny your asking rent. If its an initiative in your city you're more likely to get a higher rent above market value. Like here mke is pushing equal housing for low income families so because they want low income families in nicer housing they are more inclined to pay either market value or above. The city came out to my property and did an inspection since they will be paying a portion of the rent. It wasn't a hard deep inspection just no serious hazards, electrical outlets work, is the unit energy efficient etc. Basically is the place livable. They have been living there for 7 months now and the city pays 75% of the rent I asked and my tenant pays the other 25%. In case you get a low income family who doesn't treat you stuff nice, at least here, if I evict them or they violate my lease and I let the city know, then the city will take them off of rent assistance. and that is a benefit most families on rent assistance absolutely do not want to loose.

Would you feel it is fair to bring one of your realtors information on a house, and then they turn around and shop it to 4-10 other investors, just in case you don't, won't, or can't do the deal?

There's always a balance.....you want to work with busy people, but also people who have time for you when you need it.   Sometimes you may need agents with different types of expertise or contacts or resources.   Why is it you feel you need to use different ones?   Will you use their time and resources without compensating them?  See if you can come up with a plan to make it win-win for everyone even if you don't buy from them.


 This wasn't anything intentional as much as it was me just not fully understanding and having just started in real estate and having told several different agents I knew I am looking for rental property and started receiving listing from them. For my current focus and goal one agent will do, so long they due their diligence also.

When I first started looking for rental property I had spoken with several different real estate agents. I was then told get one agent. What I am asking is it normal for an investor to use multiple real estate agents to close different deals? For instances I buy a duplex using one agent then use a different agent to buy a different duplex and then back to the first agent to purchase yet another.

The correct way is to count only materials and only deduct them if they qualify as repairs under the IRS rules. Does not matter what you call them. For example, painting is a repair, but bathroom remodeling is not. It is an "improvement", deducted slowly over 27.5 years, aka depreciation.

Cannot deduct your own labor, as I suspect you hoped to do. No, cannot "hire yourself", either, even with a separate company.

Once the requirements of a FHA loan are met can it be used again on a different property? I've seen some people say it can and some people say it cannot.

I used to rent out two bedrooms in my 3 bed house and the other two got into loud arguments and I ended up involved because well I lived there too and it was my house but now that I rent out a duplex and that was my only experience so I had done it before and wondered if that was a habit to stay away from lol
