Memphis TN is great! My portfolio is performing really well and my average rent is over $1200 per property. I also sold/closed 36 houses to investors in May so the market here in Memphis is still really strong. I am seeing more and more BRRRR opportunities due to portfolio mismanagement. The opportunity is right now!

I'm one of those agents that will come on here and tell you that there are plenty of A and B class properties here in Memphis. We have a good but to be honest. However, what happens in Memphis is investors see a C class property on a spreadsheet and tend to fall in love with that vs looking at the whole picture. C class communities can work but it more hands on. I personally try to limit how many C class properties I buy but I have several myself. The idea is to find that B class property that is priced like a C class. We can then add value to that property and force some equity.

Trust your property source in Memphis. Ask lots of questions. Make sure that property source own rental properties. I don't mean 2-3 either. Make sure they have several so they can help you navigate through issue that will certainly come up.

I have purchased several this year in Memphis! I'm also closing over 30 single family houses with my buyer/seller investment clients this month!

So, yes, investors are still buying properties in Memphis!!

I'm in Memphis and I really screwed my first buy and hold property up bad! Almost 50 houses later and I still lean on the lessons from that first epic failure! Memphis has been good to me and my clients. We are now really starting to see some good deals come around so I am still making sure I don't repeat mistakes.

I'm listing properties everyday now that are grabbing multiple offers. Others that aren't in good shape or that are priced incorrectly are sitting there. The properties that I am trying to buy seem to have offers on them as well. Memphis is still a good place to buy and hold rental properties for sure!!
