What do I do if my taxable income is low due to deductions on taxes as a 1040 worker? I'm trying g to get am fha 203k loan. My credit is good. I'm self employed. I messed up on my 2019 taxes because there were too many deductions and my taxable income was low. The lender I spoke with said I needed a cosigner because of it. Is this accurate? Are there any other options?

Advice please. I found a small multi, 3/1, 1/1 and basement. The area is super booming. Loads of development and up to $1.5 million homes in the same area/town/categorized sub division. It’s a good deal, I’d be breaking even if I house hack but I know the equity is going to be awesome as the location is excellent .... except it’s across from a cemetery. I’m not sure if this would be a deal breaker. Would it affect the resale value in any way?
All advice and perspectives would be greatly appreciated.

All brick 3/1 1200+ sq ft. Comps from 60-125k. Rents from 800-1000. Priced at 6k after a 4K price drop. Motivated seller. Clear title, taxes current. Sounds great right. But it needs a FULL REHAB! I’m scared of this as I have no money. And it’s long distance. And I don’t know anyone that’ll give me that right now. What would you suggest I do.
