Small right now - six doors.  Working on growing.  But would rather have a few less features and be cost effective at the current time.  We can grow into something bigger

Looking for cost effective software I can use to manage my properties and tenants and accept rental payments.  Would prefer to also have ability to report to credit agencies through it.  Was happy with erentpayment.com for the most part, but not so thrilled now that it has been acquired by rentredi.  Anyone have alternatives they like?

I guess I could go either way.  If you (or others) have had a great experience with a platform that both takes the payments and reports to the bureaus, I'd be good with that.  I'm just not looking to pass charges onto the tenants.  Thanks

Some property management platforms offer rent reporting if you process payments through the service.  Are you interested in collecting payments online with the reporting included or just rent reporting without online payment processing?  Thanks.

I am considering a merger of my real estate business (which is just buy and hold/rent right now) with another business.  I need to put a valuation on my holdings.  How are other people doing this?  How much are you relying on future cash flows versus existing property values and equity?  Are there any standard calculations to use?
