I've already been approved for both HML and the refi but I'm wondering if that is the best route to go on my first deal.

I have enough for the down payment but want to minimize my out of pocket expenses.

Is anyone having success with flips or BRRRRs in the Sherman and Denison area? It looks like there are many opportunities to purchase homes that need updating but I'm wondering about the ROI?

Hi, I've been a Realtor for 15 years and I'm ready to start investing. I'd like to acquire my 1st rental using the BRRRR method. My ideal markets are Denton, Collin, & Grayson counties. I'd love some advice.

Should I consider buying from a wholesaler?
