500 is usually the typical fee, however to keep the interest of the bird dog going and receive more leads, it's always helpful to pay a little more to the bird dog after a certain amount of good leads given from the same bird dog. Anywhere from $1000-$2000 would be a good range.

I am looking for a bird dog to find businesses as well as residential properties for sale in the US. If you are interested, feel free to contact me.

Typically, a bird dog (property scout) is paid a service fee in good faith that the investor will do what he said he would do once the deal is closed. I would suggest a JV agreement with the investor making it clear of what is expected once a deal closes.
