I am wondering if any one is using purchase options to set up a string of deals. I heard of developers doing this with farm land around cities. But could it work for an investor looking to get a deal going in an otherwise tight market.

I had thought the process would be an engineering firm. For the site plan. Zoning approval then a general contractor.

It is not something I own or plan on doing  But there are small developments that pop up from time to time.

Hi I’m Deja Fouts. Just beginning as a investor. Already a co-owner of  single family home with shared common space and bedrooms rented to individuals.  

Looking to start buying single family homes as typical rentals. 

Creative ideas for housing and finance are what I am here for.

Is there an app that will layout a small scale development? Just to use as a starting point to estimate costs? Say adding a cul du sac and a few lots to a 2-3 ac parcel in a town. 

I am interested in this as well especially the the process and USDA grants. 

I recently bid on a house the had sold for 115,000 and was held by an LLC. The list price was 160,000 with no improvements. The agent claimed it was bought as part of a package of houses.

Where do these packages of houses get sold? I would much rather buy at 115 than 160 everything else being equal.
