Thank you Christy for all the information and yes you are right I do not have a mentor. I am actively seeking a mentor but it is hard to find one that doesn't want to charge an arm and leg to start out with and I just can't afford it, its safe to say my pockets are small right now haha. If I can find someone to mentor me for 50% of the profits that would be great!! I will be using an assignment contract for now.

I am new to wholesaling and I need guidance. I am mainly having trouble with estimating cost of repairs and also ARV. I also really don't feel very confident about the contract area what to do after I have the contract on the house. Do I just take it to any title company and does this cost money? I need help!! I have tried one deal so far... did not go so well. I don't want to scare off my cash buyers before I even get started.

I am new to wholesaling I have not yet made a deal but I am look forward to my first one, but I must admit that I am a bit nervous. I have been doing my research and I have a good understanding of the business. One thing I don't understand is what happens if you get a property under contract but you cannot find a buyer. How do you get out.
