Today I:

  • Followed up with a seller
  • Talked to a potential new buyer who called in response to a letter to buy his rental
  • Confirmed an appointment to look at a property today
  • Worked on my REI software project
  • Oh yeah, there is the regular job thing too

My mornings aren't usually as exciting as the afternoons.

Dang, I was thinking "If you like your current policy, you can keep it" but that falls under Obamacare. Never really believed it though...just hoping I still have change in 2016.

I like Zoho. It works for exactly what I needed it for and there is an android app that will ask me if I want to log the call if someone in the crm calls or I call them. It can calculate MAO based on the information I enter and I can use the mail merge functionality to get a quick yellow letter as well. I'm currently designing a crm that I will move to eventually but Zoho works great for my needs currently.

I invested with Lending Club for a while. I've since moved the money elsewhere but it was a great platform for me. At the time I invested (I'm not sure if this has changed), you could not fund a loan as an investor in TN but you could use the FolioFn platform to trade the notes.

I thought it was great because you could download and analyze their data conveniently. I'm a database developer so this is no problem for me but there are also several websites that do this as well. I would buy discounted non-performing notes on there based on a set of criteria that I looked for based on their historic data. For instance, I didn't buy notes in CA. It was nothing against CA, but the data showed a very high default rate in the state. I held the notes until the payments became current and sold them.

There were downsides like the loans being unsecured but then again, you could also buy partial notes and spread your money out to try to reduce the loss in case something did happen. Yes, there are loans that will default but I also held stock in an airline that went bankrupt years ago because I didn't do my due diligence before buying (lesson learned). When a bank gives out loans, those also have a potential to default. Last I checked, we still have plenty of banks. They have criteria on funding loans and as an investor in any p2p lending platform, you need to work the same way.

I would invest with Lending Club again in the future because I had a good experience and decent returns. It is still an investment with risks and you need to do your own research and evaluate your personal risk tolerance before investing there.

It would be a static print we buy houses sign on top of the pump. It is much cheaper than the TV spots and we don't have a ton of the TV pumps in this area that I've noticed. To me, it should work similar to the bandit sign concept as people need gas and they will be there looking at your sign for a few minutes. They can be in areas that you are interested in.

The gas stations I've been thinking about are big brands with plenty of normal traffic and periods of increased traffic due to the occasional price war with another nearby station.

@Alex Harris I've been seeing that here and wondering the same thing myself. Sometimes someone will come to me through an ad with a "deal" that I looked at and couldn't get the seller down on. A lot of these are for what I'm seeing as retail. I could understand some of them if the rent numbers were nice enough to justify it. I've looked up several of them on realquest that have come to me and they could be selling at retail and telling me ARV is 30k+ higher than it actually is. Either we're in the same boat and not getting something or people are just getting anything they can under contract at any price point they can hoping for a bite.

Hi, I am trying to turn on the enhanced signature in my profile but the checkbox is disabled. It says it is only available to pro members. I double checked my account and it says I'm pro. Am I missing something obvious?
