Thanks for the wonderful advise.

@Mark Fedorov..you're right having a license can help more than hurt.

@John Mathewson..your article was great and helped bring clarity, particularly since I reached out to two separate realtors on various properties I'm interested in and after FIVE days have only heard back from one of them.  I agree with you I'd much rather have the future success of MY business in MY hands rather than being at the mercies of realtors working on commission looking for larger deals. Thanks!!!

@Aaron Lovett

I really don't think the owner/agent title would add a substantial amount of value to my deals....I only figured it would give me a "heads up" on the competition to be aware of deals prior to them being listed on the MLS; however, I think I can accomplish the same by developing solid relationships with having a great realtors on my team.

Getting my license definitely would NOT be the best use of my time as it would be a temporary distraction taking me from what I love most...investing.

Thanks SO  MUCH for your advise and book recommendations!

Hi fellow investors....I've been flipping houses for 17 years by building a great team of professionals (realtors, contractors, attorneys, etc); however, I recently relocated across the country and am now considering obtaining a real estate license to take my business to the next level while beginning to invest in my new area. What are your thoughts? Also looking for input from those who are licensed and investing....pros and cons...is it worth it?
