Ohhh ok thats where the disconnect was. Id have to finance it first because their bank will not pay until complete. Am I understanding that correctly?

Greg can you explain why would the profit not be more than a design fee/finders fee? Wouldnt the builder/general contractor get a commission for completing the build and you would see the remainder as its your lot and plan/package?

If you can find a lot for a good price in a good area you could put together a house package with a builder and see if you can make something happen and charge a fee for your design work and for putting it all together when you find a buyer. The only other way to make money as the developer is to own the lot and either bills a spec or flip the lot to the buyer. Since you are not the builder you would step out of the deal after the lot closes.

The other strategy for you as a designer would be to find a builder to put together building packages using your design then find a realtor with Loht listings and offer to provide them with the design work and building package info for them to market the construction package.

So me and my wife own some land that we are in the process of building our home on and think we have the perfect place to develop estate lots. 

We are trying to figure out is it possible to play "home builder"?  Can we sell new construction to buyers and build (on buyers dime) the homes as each lot is sold with our general contractor?

With our resources and building at cost it looks like there may be a large profit margin here. I cant find anything or anyone who has done or attempted this strategy (selling before building).
