Just acquired our first property and we are looking for a CPA in the Chicago area. We would like to make sure we are setting things up correctly for tax purposes. Any recommendations BP community?

I have looked at county assessor. They have as a 2 unit.

Let me give you this example. Today I am looking at a property with my realtor. The property is advertised as a two flat. 3 bedroom 1 bath on each floor. Then here is the way they list the rents 1st floor $950 2nd floor $950 3rd floor $650.
Hey BP members. I am a new investor in the Chicago market. My question is about how to do a correct property analysis. I see properties on the mls that are listed as 2 flats. Everyone in Chicago knows that most two flats may also have a basement or an attic or both. Sometimes one if not both maybe rented out. Do you put that rent into the analysis, knowing that these units may not be legal?

Hello BP community. I’m a new investor. For the past few months I’ve been getting my education( listening to BP podcast, reading books, etc). Now I’m ready to take action. Currently I’m looking for 2-4 units in the fallowing zip codes 60623,60632,60629,60638. Under 200k. Some of the places I’ve look at need some work. Can anyone recommend a great contractor? Thanks
